This is a proposal to develop strategically located land now underutilized in the City of Walnut Creek; it is a timely and rare opportunity. Why? A group of three neighbors all at the same life stage have come together to seek a combined development for their properties. These neighbors have lived in this neighborhood for a combined 110 years! They have seen and experienced change.
They fully realize that their small homes built in the 1940’s and 1950’s on large lots no longer are appropriate for the busy area. These three families have agreed to sell their properties and are committed to a unified design solution, creating a sizable land assemblage of 1.37 net acres.
Specifically, this is a proposal for a General Plan Amendment to MFL, Rezoning to PD and Design Approvals/Tentative Map for 19 Single Family Detached Homes. These units are to be approximately 1500 to 2100 sf in size and compliant with Measure A height limits.
The intent is not for an opened ended GPA and Zoning Change, but to link (via PD Zoning) the change to a particular plan and design solution that assures the City, the neighborhood and applicant of project limits.
